What buyers ask most, in plain English.
What’s included in my monthly payment?
Everything you’d pay each month: principal and interest, property taxes, homeowners insurance, HOA dues if you have them, and mortgage insurance if your loan has it. You see the whole payment, not just part of it.
One-time program fees, like FHA’s upfront premium, are added to the loan, so they’re already counted.
What is FHA mortgage insurance?
It’s what makes an FHA loan possible with a smaller down payment. There’s a one-time premium of 1.75% of the loan, added to the loan so you don’t pay it out of pocket, plus a small monthly amount. The calculator works out both for you using HUD’s current rules.
When do I pay PMI on a conventional loan?
When your loan is more than 80% of the home’s price. The calculator estimates it at 0.75% of the loan per year, and you can adjust it. Your real cost depends mostly on your credit and down payment, and Jose can tell you the exact number.
How does the VA funding fee work?
It’s a one-time fee based on your down payment and whether you’ve used a VA loan before. The calculator looks it up for you, and it’s added to the loan so you don’t pay it upfront. Veterans with a service-connected disability rating usually don’t pay it at all: just choose “Exempt.”
What if my loan is above the limits?
The calculator will let you know. Bigger loans may need a different program, and FHA limits change by county. Jose can check the exact limit where you’re buying.
Will this affect my credit?
No. Using the calculator and sending your numbers never checks your credit.
